  • Cabinets (semi-custom): 35–40% of budget ($8,750–$10,000)
  • Countertops (quartz): 10–15% ($2,500–$3,750)
  • Appliances: 10–20% ($2,500–$5,000) — often sourced by homeowner
  • Labor (install, tile, plumbing rough, electrical): 25–35% ($6,250–$8,750)
  • Backsplash tile: 5–8% ($1,250–$2,000)
  • Fixtures, hardware, lighting: 5–8% ($1,250–$2,000)


What Adds Value in Northern Colorado


Island/eating bar — Northern Colorado buyers prioritize open, functional kitchen-living integration. An island that allows seating is almost universally valued.


Quartz countertops — granite has largely been replaced by quartz in the Northern Colorado market. Quartz performs better (non-porous, doesn't require sealing) and photographs better in listings.


Soft-close drawers and doors — a small hardware upgrade that buyers notice immediately and interpret as quality throughout.
